Crawl Space Water - What Is Causing It?

Q: "My crawl space has water in it. I'm really not sure how it's happenning. The crawl space door is sealed tight, so I'm a a loss as to what could cause the water problem. Can you advise?"


A: Crawl space water can be attributed to a few different sources. Let's look at them:

  • Water coming under the crawl space door - Since you've looked at this and said hte door seals tight, we'll cross this off the list.

  • Water coming up through the ground - A rising water table can cause water to come up throug the ground where your crawl space is. If this is the source, installing a product such as CleanSpace will keep the moisture out. Depending on the amount of water, you may also need a drainage system, and a sump pump.

  • High Humidity Levels - humidt levels are a major factor for moisture in a crawlspace. Though it may not show actual crawl space water, humidity in the air is what causes most of the damage you are seeing. This includes rot to the wood and mold growth. Look into a product such as the SaniDry to control humidity levels, and purification of the crawl space air.

  • Leaking Pipe's - If you have a leaking pipe, this can be an obvious cause of the crawl space water. So how do you ever find out if your pipe's are leaking? The alarm system in the Smart Sump will sound off to warn you. It's an excellent product for this exact situation.

  • Condensation - What happens when you set a cold glass of tea outside on a hot summer day? Condesnation builds up on the outside of the glass. The same thing happens in your crawlspace. A cold water pipe in a hot crawlspace will create condensation. This can also be a source of your crawl space water problems.
